Documents CHECKLIST For Getting the Home Loans, Mortgage Loans, Personal Loans, Business Loans & OD/CC/DOD Limits

DOCUMENTS CHECKLIST

BANKING PRODUCTS:-

HOME LOANS | MORTGAGE LOANS | LOAN AGAINST PROPERTY (LAP) | LEASE RENTAL DISCOUNTING (LRD) | COMMERCIAL PROPERTY PURCHASE LOAN (CPPL) | CONSTRUCTION FINANCE | PROJECT LOANS | BUSINESS LOAN | SME LOANS | PERSONAL LOANS | CC/OD/DOD LIMITS

General Requirements (In case of INDIAN RESIDENT):-

For SALARIED:

1) Application Form with All Applicant & Co-Applicant Signature
2) 3-3 Photograph of All Applicant & Co-Applicant
3) KYC Documents of All Applicants & Co-Applicant Separately:
a) Address Proof: Valid Indian Passport / Driver's License / Aadhar Card/ Telephone Bill / Electricity Bill / Bank Statement
b) Identity Proof: Valid Indian Passport / Driver's License / Aadhar Card / Pan Card
c)  Copy of PAN Card
4)  Age Proof / Highest Qualification Degree Copy (Self-Attested)
5)  Last 3 Months Salary Slip / Salary Certificate (If variable components like Over Time and Incentives are reflected then salary slips for the past 6 months are required) (Self-Attested)
6) Last 2 Years ITR & Form 16 Copies of Applicant & Co-Applicant (Self-Attested)
7) Appointment / Increment Letter / CTC
8) 2 Visiting Cards / ID Card Copy
9) Last 12 Months Bank Statement of All Bank A/c’s – Salary / Saving / Current / OD / CC A/c (Print Out Original with Bank Stamp)
10) Proof of Other Income (if any exist): Photocopy of Rental Receipts or documents showing receipt of income & Rent/Lease Agreement. (Self-Attested)
11) Salary / Any Existing EMI to be Highlighted into Bank A/c (Mention the type of Loan on EMI Amount)
12) For COLLATERAL SECURITY OFFERED: All Properties Complete Paper Title Deed including the previous Chain Link Documents with Approved Sanction Map / Plan / Letter Copies etc. and Proof of no encumbrances on the property, in case of Property Term Loans / Loan Against Property. (Self-Attested)
13) All Existing Loan Details (Loan Payment Schedule / Sanction Letter / Statement of Account (Track Record) of Last 2 Years (Self-Attested)
14) Declaration and documents clearly stating the end use of the loan.
15) The Processing Fee will be collected in two parts. Account Payee Fee Cheque (Upfront Initial Login Money for Legal & Technical) of Rs. 2500/- + Service Tax @ 15% = 2875/- from Saving Bank (in which Salary Credits) A/c (Non-Refundable)
+ Remainder Processing Fees (as calculated on sanctioned value) + Service Tax to be collected before Loan Disbursement (Processing Fee Paid is Non-Refundable).
16) All Paper should be Self Attested & Submitted by Applicant & Co-Applicant Separately / Individually.

For SELF EMPLOYED:

For Proprietorship Firm:

1) Application Form with All Applicant & Co-Applicant Signature
2) 3-3 Photograph of Proprietor & Co-Applicant
3) KYC Documents of FIRM / Individual / Co-Applicant Separately:
a) Address Proof (Residence & Office): Valid Passport / Driver's License / Aadhar Card/ Telephone Bill / Electricity Bill / Bank Statement
b) Identity Proof: Valid Passport / Driver's License / Aadhar Card / Pan Card
c) Copy of PAN Card
4) Age Proof / Highest Qualification Degree Copy of Proprietor & Co-Applicant (Self-Attested)
5) Last 12 Months Latest Bank Statement of All Bank A/c’s - Saving / Current / OD / CC / NRE / NRO A/c’s (Print Out Original with Bank Seal/Stamp & Sign) of FIRM / Individual / Co-Applicant.
6) Last 3 Years ITR (with Computation of Income) & Complete Financials Details with all Annexures / Schedules of FIRM / Individual / Co-Applicant. (CA Attested)
7) Latest Current Year Service Tax / Sales Tax / VAT return / Excise Registration and Form 26 AS (CA Attested)
8) Proof of Other Income (if any exist): Photocopy of Rental Receipts or documents showing receipt of income & Rent/Lease Agreement. (Self-Attested)
9) Company Profile on Letter Head / 2 Visiting Cards (Self-Attested)
10) Business Registration Certificate (if Proprietorship Firm) (Self-Attested)
11) For COLLATERAL SECURITY OFFERED: All Properties Complete Paper Title Deed including the previous Chain Link Documents with Approved Sanction Map / Plan / Letter Copies etc. and Proof of no encumbrances on the property, in case of Property Term Loans / Loan Against Property / Performa invoice of machinery, in case of Plant & Machinery Loans. (Self-Attested)
12) All Existing Loan Details (Loan Payment Schedule / Sanction Letter / Statement of Account (Track Record) of Last 2 Years of FIRM/Individual.
13) Declaration and documents clearly stating the end use of the loan.
14) The Processing Fee will be collected in two parts. Account Payee Fee Cheque (Upfront Initial Login Money for Legal & Technical) of Rs. 5000/- + Service Tax @ 15% = 5750/- from Primary Current A/c (Non-Refundable)
+ Remainder Processing Fees (as calculated on sanctioned value) + Service Tax to be collected before Loan Disbursement (Processing Fee Paid is Non-Refundable).
15)  All Paper should be Self Attested & Submitted by Applicant & Co-Applicant Separately / Individually.

For Partnership Firm and Private Limited Company:

1) Application Form with All Applicant & Co-Applicant Signature
2) 3-3 Photograph of Each Partners / Directors
3) KYC Documents of Company / Partners / Directors Separately (Self-Attested):
a) Address Proof (Residence & Office): Valid Passport / Driver's License / Aadhar Card/ Telephone Bill / Electricity Bill / Bank Statement
b) Identity Proof: Valid Passport / Driver's License / Aadhar Card / Pan Card
c) Copy of PAN Card
4) Age Proof / Highest Qualification Degree Copy (Self-Attested)
5) Last 12 Months Bank Statement of All Bank A/c’s - Saving / Current / OD / CC / NRE / NRO A/c’s (Print Out Original with Bank Seal/Stamp & Sign) of company/all partners/directors.
6) Last 3 Years ITR (with Computation of Income) along with current year's provisional & Complete Financials Details with all Annexures / Schedules (CA Attested) of Partnership Firm/Pvt. Ltd. Company
7) Latest Current Year Service Tax / Sales Tax / VAT return / Excise Registration and Form 26 AS (CA Attested)
8) Individual 3 years ITR with Computation of Income (COI) of all partners/directors. (CA Attested)
9) Proof of Other Income (if any exist): Photocopy of Rental Receipts or documents showing receipt of rental income & Rent/Lease Agreement. (Self-Attested)
10) Company Profile on Letter Head / 2 Visiting Cards
11) Business Registration Certificate (if Proprietorship Firm) Partnership Deed Copy (if Partnership Firm) / Company Memorandum of Association (MOA) / Article of Association (AOA), List of Director's Form 32 Copy & Shareholding Pattern attested by CA/CS.
12) For COLLATERAL SECURITY OFFERED: All Properties Complete Paper Title Deed including the previous Chain Link Documents with Approved Sanction Map / Plan / Letter Copies etc. and Proof of no encumbrances on the property, in case of Property Term Loans / Loan Against Property / Performa invoice of machinery, in case of Plant & Machinery Loans. (Self-Attested)
13) All Existing Loan Details (Loan Payment Schedule / Sanction Letter / Statement of Account (Track Record with Current Outstanding) of Last 2 Years of Company / Partners / Directors Separately.
14) Declaration and documents clearly stating the end use of the loan.

Documentation Required For PERSONAL LOANS:-

1) 3 Passport Size Photographs
2) KYC:- Copy of PAN Card & Aadhar Card
Proof of Identity:- Passport / Driving License / Voters ID / PAN Card (any one)
Proof of Residence:- Leave and License Agreement / Utility Bill (not more than 3 months old) / Passport (any one)

3) Documentation for Salaried Applicants:-
a) Latest Bank Statement of Last 3 Months (where salary/income is credited)
b) Latest Salary Slip of Last 3 Months
c) Current dated Salary Certificate with the latest Form 16 and ITR

4) Documentation for Self-Employed Applicants:-
a) Latest Bank Statement of Last 6 Months
b) Latest ITR or Form 16 / Income Proof (audited financials for the last two years)
c) Office Address Proof
d) Proof of Continuity of Business.

PROPERTY INSURANCE:
You would need to insure your property with an insurance company against loss by fire, earthquake, floods and other damages with LENDERs, as the beneficiary.

End Use of Funds Sanctioned by LENDERs as LAP:
The funds sanctioned by LENDERs as LAP may be used for business and general needs. However, the funds should not be used for illegal or speculative purpose(s).
